Self-employed mortgage options

Tax returns are one way to document income — not the only way. Three paths business owners should know about.

Full documentation, done well

Plenty of self-employed borrowers qualify on tax returns without any specialty product. The work is in the analysis: how the business is structured, which deductions are added back, and whether income is trending in a way lenders can use.

Before assuming you need a non-QM product, it is worth having someone read the returns properly.

Bank statement qualifying

Instead of tax returns, these programs look at deposit activity across business or personal accounts over a defined period. They exist because aggressive but legitimate deductions can make a healthy business look small on paper.

Asset-based qualifying

For borrowers with substantial liquid or retirement assets and modest documented income, asset depletion approaches convert assets into a qualifying income stream. Common for retirees, recently exited business owners and investors.

How to prepare

Bring the business structure, the last couple of years of returns if they exist, and access to statements. From there the comparison between paths is concrete rather than hypothetical.

Common questions

Is a bank statement loan always more expensive?
Pricing and structure vary by lender and scenario and change over time, so I do not publish comparisons. What I can do is price your actual file across the options and let you see the difference side by side.
