What 'warrantable' means
A warrantable condo is one whose project meets the eligibility standards of the major agency programs. Reviewers look at things like the reserve budget, insurance coverage, delinquent HOA dues, investor concentration, commercial square footage and any active litigation.
The unit can be beautiful and the borrower can be pristine — if the project does not pass review, the agency loan does not happen.
Why resort buildings often fall outside it
Mountain and resort projects frequently include short-term rental programs, on-site hospitality operations, significant commercial space or a high share of second-home owners. Those characteristics are normal for the market and simply do not match agency assumptions about a primary-residence condo.
What non-warrantable financing solves
Portfolio and non-QM lenders underwrite these projects on their own terms rather than agency checklists. The trade-offs vary by lender and by building, which is exactly why the review has to happen on your specific project rather than in general terms.
Common questions
- How do I find out if my building is warrantable?
- Send me the HOA budget, insurance certificate, questionnaire if one exists, and the project name. That is usually enough for an early read.
