The process

No surprises, no guesswork, no disappearing lender

The mortgage process breaks down in predictable places. Here's how I keep it from breaking down in yours.

  1. 1

    Scenario review

We start with the actual situation: the property, the timeline, how your income is documented and what you're trying to accomplish. This is where the right program gets identified — before anything gets submitted.

  2. 2

Pre-approval you can hand to an agent

Documentation reviewed up front so your pre-approval reflects a real credit and income review, not a quick estimate. In competitive markets that difference shows up in whether your offer gets taken seriously.

  3. 3

    Property and project review

For condos, condotels, manufactured homes and short-term rentals, the property is underwritten too. HOA budgets, project questionnaires, rental programs and licensing get reviewed early rather than during a contract crunch.

  4. 4

    Underwriting and appraisal

Conditions are anticipated and handled proactively. You'll know what's outstanding and what it means, without having to chase status updates.

  5. 5

    Closing and beyond

Final numbers reviewed with you before signing, and a lender who stays reachable afterward for equity, refinance and next-property questions.

Let’s make it happen.

Every loan is different. Tell me a little about the property, what you're trying to accomplish and where you're getting stuck — and we'll figure out the next step.
