Run the math yourself. Every number below comes from assumptions you enter — including the interest rate — because I won't put a made-up rate on a website and call it yours.

Know your numbers
What actually makes up your payment
Principal and interest are only part of it. On resort and second-home purchases, the other pieces frequently move the total more than the rate does.
Principal & interest
Repayment of the balance plus the lender's interest, driven by loan amount, rate and term.
Property taxes
Assessed locally and collected monthly into escrow. Rates vary widely by county and district.
Homeowners insurance
Required coverage. Wildfire exposure, elevation and replacement cost all influence mountain premiums.
Mortgage insurance
Applies on some programs when the loan is a high share of value. Structures differ, and some programs have none.
HOA dues
Not part of your loan, but lenders count them in qualifying — and resort condo dues are often substantial.
Program & property type
Occupancy, property type and program each change pricing and guidelines independently of your credit.
Market data, not a rate quote. These results use the numbers you enter, including the rate assumption. Nothing on this page is a quote, an APR, or a commitment to lend, and no rate here is quoted by April Ramker. Your actual rate and APR depend on credit, income and assets, loan amount, property type, occupancy, loan-to-value, program, lock period, points and market conditions.
