FAQ

Straight answers to the questions that come up most

Why doesn't this site publish rates or down payment requirements?

Because those numbers are only accurate for a specific borrower, property and moment in time. Pricing and guidelines vary by lender, occupancy, property type and profile, and they change frequently. Publishing them would mislead more people than it helps, so April reviews your scenario and gives you numbers that actually apply to it.

Where does the rate data on this site come from?

The Rates & Market page pulls national average data automatically from Freddie Mac's Primary Mortgage Market Survey. It is a market indicator, not a quote — and no rates on this site are estimated or hard-coded.

My condo was declined by another lender. Is there anything else?

Usually yes. Most condo declines come from project-level warrantability issues, not the borrower. Portfolio and Non-QM programs frequently finance the same building, and condotels have their own dedicated lender set.

I'm self-employed and my tax returns don't show my real income. What are my options?

Bank statement, asset depletion, DSCR and other Non-QM programs are designed for exactly this. They evaluate deposits, assets or property cash flow instead of adjusted gross income.

Can I finance a short-term rental or Airbnb?

Yes, on eligible programs. Nightly rental income can be considered, and local licensing rules are reviewed alongside the loan because they can affect both income assumptions and eligibility.

How early should I reach out?

Before you write an offer, and well before you sign with a builder if you're constructing. Early review is when problems are cheap to solve.

Let’s make it happen.

Tell me what you’re working on.

Every loan is different. Tell me a little about the property, what you're trying to accomplish and where you're getting stuck — and we'll figure out the next step.
