Rates & market
Daily rate trends and national mortgage market data
Two independent sources, both updated automatically: daily indices from Optimal Blue’s OBMMI, built from rates people actually locked, plus Freddie Mac’s weekly survey for the long view. This is market data — not a quote for your loan.

Market data and charts powered by OBMMI™, the Optimal Blue Mortgage Market Indices, © Optimal Blue, LLC. Displayed under Optimal Blue’s public data and use terms. View the full OBMMI dashboard. The indices reflect the national average of rates locked by consumers on Optimal Blue’s pricing engine — they are market data, not rates quoted by The Mountain Lender.
Market data, not a rate quote. The figures shown here are national index and survey data published by third parties (Optimal Blue’s OBMMI™ and Freddie Mac). They are not April Ramker’s quoted pricing, not an APR, and not an offer or commitment to lend. Your actual rate and APR depend on credit, income and assets, loan amount, property type, occupancy, loan-to-value, program, lock period, points and market conditions. Ask me for real numbers on your file.

Products this page doesn’t track
The indices above cover agency, government and jumbo pricing. Non-agency programs are priced lender by lender and aren’t published as a national index anywhere, so you won’t find estimates for them here.
Non-QM & bank statement
Not published
Qualifying is lender-specific, so there is no national index to publish.
DSCR & investor loans
Not published
Priced off property cash flow and lender appetite rather than an index.
Asset depletion
Not published
Structured file by file, so no published average would mean anything.
Condotel & non-warrantable
Not published
Portfolio pricing that moves with each lender's project review.
April’s take
What this actually means for you
Headlines move fast, and most of them are describing the whole market rather than your loan. Index moves, Fed decisions and bond-market swings set the backdrop; what you are actually offered comes out of your credit, your down payment or equity, the property type and how your income is documented.
So the useful question is rarely “where are rates today?” — it is “what does today’s market do to my plan?” If you are shopping, that usually means knowing your payment range before you write an offer. If you already own, it means knowing the point at which a refinance, a buydown or tapping equity would be worth the cost. I will walk through both with you in plain English, using your real numbers instead of a national average.
What actually moves your rate
A national average is a starting reference point. Your rate and APR are built from your own file, and these are the levers that shape it. The direction of each factor is well established; the size of each adjustment is lender- and program-specific, so no figures are published here.
Credit profile
Pricing is tiered by credit score bands, and the size of the adjustment between tiers varies by program and by lender. Agency, government and non-agency loans each treat credit differently.
Loan-to-value (LTV)
How much you put down or how much equity you hold changes pricing and mortgage-insurance treatment. LTV interacts with credit rather than acting independently.
Occupancy & property type
Primary residences price differently than second homes and investment properties, and condos, condotels and manufactured homes carry their own adjustments.
Loan amount & structure
Conforming, high-balance and jumbo tiers price separately, and fixed versus adjustable terms and lock periods all move the number.
Important disclosure
Every figure on this page is national market-average or index data published by the third-party sources named above — Optimal Blue’s OBMMI™ and Freddie Mac’s Primary Mortgage Market Survey. It is shown for informational purposes only, is not April Ramker’s quoted pricing, and is not a personalized rate quote, an APR, an offer, or a commitment to lend. Your actual interest rate and APR depend on borrower qualifications including credit, income and assets, loan amount, property type, occupancy, loan-to-value, the loan program selected, lock period, points, and market conditions at the time of lock. Index data may lag current market movement. Contact April Ramker for pricing specific to your scenario.
