Pre-qualified vs. pre-approved
A pre-qualification is a conversation. You share numbers, and a lender gives you a rough read on what may be possible. It is useful early, but it has not been verified by anyone.
A pre-approval means your income, assets and credit have been reviewed against a specific program's guidelines. That is what makes it worth something in a competitive offer — the listing agent can see somebody actually looked at the file.
What I review
Income and how it is documented, the assets you will use for down payment and reserves, credit history and its patterns, and the property type you are targeting. Property matters more than most buyers expect — a resort condo and a single-family home with the same price can qualify very differently.
The goal of that review is not to produce a maximum number. It is to confirm the path is real before you write an offer on it.
What to gather
Recent pay stubs, W-2s or tax returns depending on how you are paid, recent statements for the accounts funding the purchase, and identification. If you are self-employed, business returns and business bank statements are usually part of it.
If any part of your income or assets is unusual, that is worth mentioning up front rather than letting it surface in underwriting.
How long it stays good
Pre-approvals are time-limited because credit reports and income documents age out. If your search runs long, expect to refresh documents — that is routine, not a red flag.
Common questions
- Will getting pre-approved hurt my credit?
- A mortgage credit inquiry is a normal part of the process, and credit scoring models are built to treat mortgage shopping within a short window differently from opening new accounts. If you have concerns about timing, tell me before we pull anything.
- Can I get pre-approved before I know the property type?
- Yes, but expect it to be revisited. Occupancy and property type can change the program and the guidelines, so a pre-approval built around a primary residence may need rework if you pivot to a resort condo or an investment property.
