Financing a short-term rental

Nightly-rental income can support a loan — when it's documented the way lenders expect and the local rules allow it.

Local rules come first

Many mountain and resort towns cap, license or zone short-term rentals. Before financing structure matters at all, confirm the property can legally operate the way your plan assumes. A lender's rental income analysis means little if the license does not exist.

How the income gets counted

Approaches differ. Some programs use market rent estimates, some use documented operating history from a rental platform or property manager, and DSCR structures focus on whether the property's income covers its own obligations rather than on your personal income.

The strongest files bring documentation: statements from the rental platform, a property manager's records, and a clear picture of operating costs.

Choosing the structure

A second home you occasionally rent, a dedicated nightly rental and a long-term hold are three different files. Tell me the real plan and I will match the structure to it instead of forcing the plan to fit one product.

Common questions

Do I need an operating history to qualify?
Not always. Some programs work from market rent analysis for a property you have not operated yet. Existing history helps, but its absence is not automatically disqualifying.
